Property Management T4 Housing Investment Management LLC transformed the property into something the neighborhood could be proud of. Jerry Turner and his wife started their management company in 2008, having worked in real estate all of their professional career. They manage assets in Houston and San Antonio.

“We started the transformation with the exterior and progressed to the unit interiors. New siding, paint, roof repairs, fencing and landscaping caused residents to take notice,” said Turner. “New flooring, fixtures and appliances convinced new residents the changes were more than cosmetic.”

They added two playgrounds to a community that already has two renovated pools. New landscaping and exterior lighting to enhance the common areas were also added.

“Even the parking lots were reworked to eliminate the potholes and stripe the parking spaces. When we look at the before and after photos the transformation is startling,” said Turner.

The company takes on challenging projects that need focused effort to make it successful. Their approach to business is to offer more than their competition, at competitive prices.

“We have taken on distressed assets, storm damaged and blighted properties. We clean them up and out, rehabilitating the property and the community. We offer our residents more than many of our competitors do at reasonable prices, but we expect more out of them in exchange,” said Turner.

Criminal activity is not tolerated, nor any behavior that disturbs residents or their guests at this apartment community.

“That turns some prospective residents off, but most are grateful and show it by referring like minded residents to us.”

Their business model is not unique, explained Turner, but it is rarely used in the multi-family management business. The National Apartment Association named one of Turner’s properties in Houston, Casa Del Sol Apartments, property of the year in 2012.

Mr. and Mrs. Turner both hail from Houston and hold Business degrees from the University of Houston. They have two children, both Aggies. One is a graduate and the other is currently in the Corps of Cadets.
